A new “Express Lane” initiative from HUD aims to accelerate loan approvals for qualifying skilled nursing facilities, potentially shaving months off the standard application timeline. In Skilled Nursing News, Greystone Managing Director David Young explained that while HUD loan queues peaked at nearly five months in 2025, they’ve since improved. The Express Lane still offers a meaningful advantage by removing about three months from the overall process. Mr. Young also addressed financial eligibility requirements, noting that the 2.0x debt service coverage ratio threshold should not pose a barrier for most operators, given current valuation and interest rate conditions.
